We have reviewed your documents and listed the required corrections below. Please provide a written response addressing each comment. Clear and complete answers will help us approve your project faster. When you are ready, please submit a complete digital set of revised plans to DSBuilding@buttecounty.net. You can upload larger files directly to www.bcdds.net/drop. GENERAL COMMENTS by: Plans Examiner 1. Please respond in writing to each comment by marking this comment list or creating a response letter. Indicate which detail, specification, or calculation shows the requested information. At minimum, the following must be included with each plan review response: 1. Page / sheet number(s), detail / specification number(s), etc., and include all applicable code section(s). 2. Briefly explain in writing, how the design is intended to comply with the applicable code sections. 3. Revisions must be identified with a cloud and delta symbol. 2. The plan check fee covers three review cycles. Reviews beyond the third cycle, deferred submittals, and changes to approved plans will be billed on a time-and-materials basis. STRUCTURAL COMMENTS: by: Michael Main, P.E., Plan Check Engineer 1. The building as presented does not meet the requirements of the conventional braced walls for the lateral system. Please either demonstrate full compliance with CRC R602.10 for conventional braced wall or provide an engineered design by a California licensed design professional (engineer or architect). (PC2) – Braced Wall Panel Layout found on sheet 10 of 11. This layout shows 4’ panels at all the corners as well as at spacings not exceeding 20’ between panels which is acceptable. However, the building length is 40’ and maximum spacing between braced wall lines is 35’ per CRC Table R602.10.1.3. This building length will either need to be reduced by 5’ or an internal braced wall line will be required to reduce the distance between braced wall lines. 7. The plans show a post constructed of four 2x4 studs supporting the ridge beam at both gable end-walls. Please address the following: a. COMPLETED b. Even if one assumes that the column is balloon framed (continuous from foundation to ridge beam) the column shown on the plans is inadequate. Please revise. (PC2) – The plans show three 2x6 balloon framed to the post. This still appears inadequate. Please increase the post to four 2x6 nailed together or a single 6x6 post.
